Ticking the right boxes: Energy & Sustainability Statements
Navigating your way through planning regulations can be both time-consuming and complex, especially if you’re a new developer. And with the EU parliament declaring a climate emergency in November 2019, we can only expect regulations to get progressively tighter when it comes to energy consumption and supply.
The London Plan dictates that all major developments within the Greater London Authority must submit an energy strategy to comply with its policies 5.2 to 5.9. These policies cover a range of topics including sustainable design and construction; decentralised energy networks and renewable energy. The new version of the London Plan will be published in spring 2020.
The target for all buildings to become carbon neutral isn’t just limited to the densely populated area of London. The majority of local planning authorities now insist that a detailed energy statement is prepared for both domestic and commercial developments as part of the planning application. Depending on the authority, a 10%, 20% or even a 35% reduction in CO2 emissions may be requested against the current Part L Building Regulation targets. The energy statement must clearly outline your commitments in terms of CO2 savings, measures proposed to reduce energy demand and how you will utilise renewable energy sources.
