Ticking the right boxes: Energy & Sustainability Statements

Navigating your way through planning regulations can be both time-consuming and complex, especially if you’re a new developer. And with the EU parliament declaring a climate emergency in November 2019, we can only expect regulations to get progressively tighter when it comes to energy consumption and supply.

The London Plan dictates that all major developments within the Greater London Authority must submit an energy strategy to comply with its policies 5.2 to 5.9. These policies cover a range of topics including sustainable design and construction; decentralised energy networks and renewable energy. The new version of the London Plan will be published in spring 2020.

The target for all buildings to become carbon neutral isn’t just limited to the densely populated area of London. The majority of local planning authorities now insist that a detailed energy statement is prepared for both domestic and commercial developments as part of the planning application. Depending on the authority, a 10%, 20% or even a 35% reduction in CO2 emissions may be requested against the current Part L Building Regulation targets. The energy statement must clearly outline your commitments in terms of CO2 savings, measures proposed to reduce energy demand and how you will utilise renewable energy sources.

When you use C80 Solutions for your energy statement, we will:

  • Review your plans & the Local Authorities Policy
  • Liaise directly with your Planning Officer and Design Team (if required)
  • Establish site-wide emissions using government-approved software
  • Apply low-cost energy efficiency improvements
  • Carry out a full renewable technology feasibility study
  • Size the most suitable technologies to meet your local authority’s policy
  • Create a compliant Energy Statement
  • Supply the statement to meet your deadlines

If your local planning authority also requires your development to have a Code for Sustainable Homes or BREEAM rating then you may also find it of benefit to submit a sustainability statement.  This will go into greater detail than an energy statement, will address the core sustainability policies as set by your local authority and will cover all aspects of your development’s impact on the environment, including:

  • Water Efficiency Calculations
  • Flood Risk Analysis
  • Drainage Strategy
  • Community Impact
  • Transport Impacts
  • Daylight Assessments
  • Thermal Comfort
  • The Sourcing of Materials
  • Impact on Pollution
  • Impact on Ecology
