Phase 1 Site Investigations
Phase 1 Site Investigations, also referred to as Desk Studies or Preliminary Risk Assessments, take place to establish a site’s suitability for development. These assessments are generally requested by planning authorities as part of a planning application or can sometimes be requested by the purchaser when land is being sold.
We will investigate factors including environmental, geological, hydrological and hydrogeological. We will also examine the historical uses of the site such as mining, quarrying, landfill or waste. We will then use this information to determine whether there will be any potential contamination risks.
To carry out the Phase 1 Site Investigation, we will combine desk-based research with a walkover survey. We will use this information to create a conceptual model to demonstrate the level of risk of contamination, where the risk comes from and recommendations for dealing with the risk.
Following the investigation, landowners or developers will be aware of their liabilities when it comes to contaminated ground and any future steps that need to be taken.
